A new housing development on Kansas City’s East Side is working to lower living costs while supporting essential workers like teachers, many of whom are priced out of market-rate rentals.
Why it matters: Affordable housing is a major priority in Kansas City, which faces a shortage of more than 64,000 affordable homes, according to community equity group Health Forward.
The big picture: The project was developed by Guadalupe Centers Inc. (GCI), a century-old nonprofit serving the Latino community in Kansas City.
The new Villa View community at 1616 Hardesty Ave. offers 50 homes for families and educators.
Eight units are market-rate, while the rest are reserved for households earning up to 30% or 60% of the area median income, depending on the unit.
By the numbers: The $12.5 million project received federal Low-Income Housing Tax Credits and $5.6 million in Missouri state credits, according to GCI.
GCI estimates that residents in income-restricted units will save an average of $5,011 a year in rent compared with local market prices.
What’s inside: Villa View features a computer lab, courtyard, playground, and other shared spaces. Residents also have access to free programs provided on-site or nearby by Guadalupe Centers, including:
-
GED and adult education
-
Health screenings, mental health counseling, and prescription assistance
-
After-school programs for children
-
Job training and workforce development
-
Financial literacy, tax preparation, food pantries, and hygiene supplies
What they’re saying: “Villa View is not just about housing, it’s about stability, dignity, and opportunity,” said GCI president and CEO Beto Lopez. “When families have access to affordable, high-quality housing, it strengthens our neighborhoods and fuels long-term economic development in Kansas City.”
The bottom line: Villa View is fully occupied, but a waiting list is available for those interested in future openings.
